Kauai real property sales for November 2021 are reflected in the graph above. 47 Kauai residential homes, 18 vacant Kauai land properties, and 52 Kauai condos were sold on the island of Kauai, totaling 117 transactions, for the month of November 2021. The Koloa district led sales with 39 transactions, followed by Kapaa with 33 transactions, followed by Hanalei with 31 transactions, followed by Lihue with 12 transactions and Waimea with 2 transactions.

November 2021 and November 2020 monthly comparison reveals that Kauai home sales in November 2021 decreased by 22% compared to November 2020 home sales. We believe that the lack of inventory is the cause for the decrease in Kauai home sales, because there is no lack of people looking to buy homes.
2021 Kauai condo sales increased by 57% compared to November 2020 condo sales. We believe sales in the condo market increased because of the favorable seller’s market. Since most Kauai condos are vacation rental units (not primary residences), it is easier to let go of these condos to capitalize on the high market value.
2021 Kauai vacant land sales increased by 64 % compared to vacant land sales sold in 2020. And as the lack of built homes decreased, we believe this led people to start looking to build their own homes.
