October 2022 and October 2021 monthly comparison reveals that the number of Kauai home sales in October 2022 decreased by 39% compared to October 2021 home sales. October 2022 Kauai land sales decreased by 73% compared to October 2021 land sales. October 2022 Kauai condo sales decreased by 15% compared to October 2021 condo sales.
Despite the decrease in the amount of Kauai properties sold compared to last year October, it continues to be a seller’s market for Kauai properties, due to the lack of inventory and despite the increase in mortgage rates. October 2022 median prices island-wide decreased by 39% for residential properties, 65% for vacant land and 20% for condos as compared to October 2021 prices.
Kauai real property sales for October 2022 are reflected in the graph above. 30 Kauai residential homes, 6 vacant Kauai land properties, and 35 Kauai condos were sold on the island of Kauai, totaling 71 transactions, for the month of October 2022. The Koloa district led sales with 19 transactions, followed by Kapaa and Hanalei with 16 transactions each, followed by Lihue with 14 transactions, and followed by Waimea with 6 transactions.
