The May 2023 and May 2024 monthly comparison reveals that the number of Kauai home sales in May 2024 increased by 10% compared to May 2023 home sales. May 2024 Kauai land sales increased by 8% compared to May 2023 land sales. May 2024 Kauai condo sales increased by 23% compared to May 2023 condo sales. Data reveals that despite high interest rates, attractiveness and limited inventory for Kauai real estate has kept sales up.
However, we are seeing significant price reductions in many listings as we move forward into June 2024.
Kauai real property sales for May 2024 are reflected in the graph above. 33 Kauai residential homes, 13 vacant Kauai land properties, and 32 Kauai condos were sold on the island of Kauai, totaling 78 transactions, for the month of May 2024. The Koloa district led sales with 27 transactions, followed by Kapaa with 20 transactions, followed by Lihue with 15 transactions and Hanalei with 13 transactions, followed by Waimea with 3 transactions.
