July 2023 and July 2022 monthly comparison reveals that the number of Kauai home sales in July 2023 decreased by 37.50% compared to July 2022 home sales. July 2023 Kauai land sales remained the same compared to July 2022 land sales. July 2023 Kauai condo sales decreased by 50% compared to July 2022 condo sales. The decrease in Kauai properties sold compared to last year are a result of lack of inventory available for sale, and not a lack of interest in Kauai properties.
Kauai real property sales for July 2023 are reflected in the graph above. 15 Kauai residential homes, 7 vacant Kauai land properties, and 23 Kauai condos were sold on the island of Kauai, totaling 45 transactions, for the month of July 2023. The Koloa district led sales with 16 transactions, followed by Hanalei with 11 transactions, followed by Kapaa with 8 transactions, followed by Lihue with 7 transactions and Waimea with 3 transactions.
