Kauai real estate stats for January 2023 vs January 2022

January  2023 and January 2022 monthly comparison reveals that the number of Kauai home sales in January 2023 decreased by 69% compared to January 2022 home sales.  January 2023 Kauai land sales decreased by 47% compared to January 2022 land sales. January 2023 Kauai condo sales held steady with minimal decrease of 8% compared to January 2022 condo sales. The total number of Kauai properties continue to decrease for homes, condos and vacant land sales compared to January 2022. Due to the lack of inventory and increase in mortgage rates, Kauai real estates sales for January 2023 continue to decrease, except for condo sales in the visitor destination areas of Koloa and Hanalei.   Kauai vacation condo sales have not been affected by the economy as compared to other types of properties on Kauai. In fact the median sales price for Koloa condos increased by 125% from January 2022  to January 2023.

 

Kauai real property sales for January 2023 are reflected in the graph above. 16 Kauai residential homes, 10 vacant Kauai land properties, and 24 Kauai condos were sold on the island of Kauai, totaling 50 transactions, for the month of January 2023. The Koloa district led sales with 18 transactions, followed by Kapaa with 16 transactions, followed by Hanalei with 10 transactions, followed by Lihue with 5 transactions and followed by Waimea with 1 transaction.
