December 2025 Kauai Real Estate Market Report

December 2025 closed out the year with continued sales activity across Kauai’s residential, condo, and vacant land markets. Below is a detailed look at how each region performed compared to December 2024.


Single-Family Homes

Single-family homes continued to be the largest share of transactions islandwide in December.

Single-Family Sales by District

  • Waimea: 2 sales (down from 3) • Median: $817,500
  • Koloa: 13 sales (up from 8) • Median: $1,225,000

  • Lihue: 3 sales (down from 4) • Median: $920,000

  • Kapaa: 11 sales (up from 7) • Median:  $1,056,000

  • Hanalei: 8 sales (up from 6) • Median:  $2,498,500

Islandwide Single-Family Trends

  • Closed Sales: 37 ▲

  • Median Price: $1,250,000 ▲

  • Total Sales Volume:  $56,478,000 ▼

Condominiums

Condo sales activity varied significantly across districts in December.

Condo Sales by District

  • Waimea: 0 sales

  • Koloa: 10 sales (up from 7)

  • Lihue: 7 sales (down from 11)

  • Kapaa: 3 sales (flat)

  • Hanalei: 1 sale (down from 5)

Islandwide Condo Trends

  • Closed Sales: 21 ▼

  • Median Price: $720,000 ▲
  • Total Sales Volume: $18,626,000


Vacant Land

Land transactions remained limited across Kauai in December.

  • Koloa: 4 sales (down from 6)

  • Lihue: 0 sales (flat)

  • Kapaa: 3 sales (down from 5)
