Kauai Real Estate stats for May 2022

Kauai real property sales for May 2022 are reflected in the graph above. 50 Kauai residential homes, 4 vacant Kauai land properties, and 41 Kauai condos were sold on the island of Kauai, totaling 95 transactions, for the month of May 2022. The Koloa district led sales with 37 transactions, followed by Kapaa with 25 transactions, followed by Hanalei with 18 transactions, followed by Lihue with 12 transactions and Waimea with 3 transactions.

May 2022 and May 2021 monthly comparison reveals that the number of  Kauai home sales in May 2022 decreased by 27.54 % compared to May 2021 home sales. May 2022 Kauai land sales decreased by 82.61% compared to May 2021 land sales. May 2022 Kauai condo sales decreased by 36.92% compared to May 2021 condo sales.

On the other hand, there is no lack of people looking to buy Kauai real estate. Statistics show that it continues to be a seller’s market for Kauai properties, especially move in ready residential homes and condos.  Decrease in number of sales reveal a lack of inventory.   May 2022 median prices island-wide decreased by 9% for residential properties,  increased 59% for Kauai vacant land and 27% for condos as compared to May 2021 prices.
