The July 2023 and July 2024 monthly comparison reveals that the number of Kauai home sales in July 2024 drastically increased by 131% compared to July 2023 home sales. July 2024 Kauai land sales showed no change compared to July 2023 land sales. July 2024 Kauai condo sales decreased by 9% compared to July 2023 condo sales. Data reveals that despite high interest rates, desirability and limited inventory for Kauai homes has skyrocketed.
On the other hand, one reason for low numbers for condo sales is the increase in condo insurance , which has also affected financing for Hawaii condo sales. (see links to related articles)
Kauai real property sales for July 2024 are reflected in the graph above. 37 Kauai residential homes, 7 vacant Kauai land properties, and 21 Kauai condos were sold on the island of Kauai, totaling 65 transactions, for the month of July 2024. The Koloa district led sales with 23 transactions, followed by Kapaa with 18 transactions, followed by Hanalei, Lihue and Waimea districts with 8 transactions each.
