  • Kauai Single-family home sales: Increased by 87% year-over-year, rising from 23 to 43 sales. The strongest growth was seen in Koloa and Kapaa.
  • Kauai Land sales: Held steady with 6 sales in June 2024 and 7 sales in June 2025.
  • Kauai Condo sales: Decreased by 21%, dropping from 29 to 23 sales. The decline was most notable in Koloa and Kapaa.

Kauai’s residential market surged in June 2025, with single-family home sales nearly doubling year-over-year—driven largely by increased activity in Koloa and Kapaa. Land transactions remained flat, possibly reflecting cautious optimism among long-term investors or future homebuilders. Meanwhile, the drop in condo sales may point to tighter inventory, shifting buyer focus, or seasonal variation. Sellers of homes—particularly in high-demand areas—may benefit from current momentum, while condo and land sellers may face a more selective buyer pool.

💡 Market Insight: June Kauai Sales

Sales activity surged in June, with 73 total properties sold—a substantial increase from the previous month.
Kapa‘a and Kōloa led the island in total transactions, with standout gains in residential home sales.
The condo market held steady overall, highlighted by continued demand in Hanalei. All except 2 condo sales in Hanalei were held for more than 30 days on the market, with the majority selling at below list price.
While land sales remained modest, activity was spread evenly across districts.
The sharp rise in residential sales suggests renewed buyer urgency, particularly in east and south shore communities.
